What do the published prices correspond to?
The prices indicated on our website are indicative rates “from”, generally calculated for the low season (autumn and winter) and applicable to minimum stays of between 3 and 4 months.
This means that:
- ❌ They do not apply to short stays (days or a few weeks).
- ✅ They are valid only outside the high season (June to September).
- 🏡 They are designed for medium or long-term rentals, which is more convenient for both tenants and owners.
Why don’t these prices apply to short stays?
Stays under 3 months may have higher rates for several reasons:
- ❗ They interrupt the possibility of renting the property throughout the winter, which is unprofitable for owners.
- 💼 They generate higher management costs, such as cleaning, maintenance, tenant check-ins/outs.
- 🔄 They require more logistics and less predictability.
Therefore, many properties prioritize or require longer minimum stays, especially in the low season.
What happens in the high season?
During the summer months —especially July and August—, the demand for properties in tourist areas skyrockets. As a result:
- 📈 Prices can double, triple, or even quadruple compared to those indicated in the low season.
- 🏖️ Availability decreases and rentals tend to be short-term at high prices.

What expenses are included in the price?
Unless expressly stated in the advertisement, the published prices do not include the following expenses:
- 💡 Electricity
- 💧 Water
- 🌐 Wi-Fi / Internet
- 🧹 Final or weekly cleaning
- 🏢 Agency fee
These items are agreed upon in advance and may depend on consumption, type of contract, or length of stay.
